General Information

The Edgewater Condominiums is composed of fifty-five apartment units. Each unit is individually owned. Approximately two thirds of the owners rent their units at least some period within the year. The Edgewater Condominium management manages the rental of units for owners. Edgewater management is located in the lobby of the condominium building.

All units are two bedroom, two bath, living room, dining area, and kitchen with an outside balcony. The living room, master bedroom and balconies have full view of the boardwalk, beach, and Atlantic Ocean. Units sleep a maximum of six people. All units with numbers ending 01, 02, 03, and 04 have approximately one thousand square feet of living area. The units with numbers ending with 05 have approximately eleven hundred square feet of living area. All units are fully air conditioned and heated.

Parking
One onsite parking space is provided for each unit. One parking tag is provided to each owner or tennant. The parking tag must be displayed on the rearview mirror in clear view from the outside of the vehicle. Vehicles without a visible parking tag will be towed at vehicle owner’s expense. No motor homes or other oversized vehicles are allowed on Edgewater property. Most street parking near the Edgewater is metered during the summer. Commercial parking lots are available within a few blocks of the Edgewater.

Security
The Edgewater is a Secure Building. The lobby doors are closed and locked after regular business hours. A lobby door key is provided to each owner or tennant. This lobby door key may also be used to open the pool gate and the stairway doors. A telephone is provided at the lobby door for guests to contact your unit. The front door may be opened remotely from the unit by pressing 99 on the unit house phone when talking with someone at the front door. Under no circumstances shall anyone block the lobby door open. During the summer the Edgewater has a Security Guard that patrols the building and parking lot areas during late evening hours.

Cleanliness
The building and parking areas are to be kept clean. All trash must be disposed of via a trash chute in the laundry room on each floor or in trashcans in the parking and pool areas. Everyone must be free of sand and dry when they enter the building. A locked outside shower is available for owners and tenants to wash sand off prior to entering building.

Bicycle Parking
City ordinance prohibits bicycles from being parked on the street-side balconies or in the stairways. Bicycles are not to be chained to the banisters outside the lobby. A public bicycle rack is available adjacent to the building. Be sure to securely lock all bikes. Bicycle rentals are readily available along the boardwalk and on Atlantic Avenue.

Rental Policies

Units are decorated to match the tastes of the individual owners. All units are air conditioned, heated, Cable TV, refrigerator, and dishwasher. Kitchens are furnished with dishes and silverware. No food, food seasoning, dishwasher detergent, laundry detergent, or paper products are provided. More detailed information concerning the particular unit is available from the Edgewater management. NO PETS ARE ALLOWED IN ANY RENTAL UNIT.

Reservations
Weekly rentals are from Saturday to Saturday. Monthly rentals are one month from the negotiated move in date. You may make reservations by phone or at our office. A $700 payment is due at time of reservation confirmation: $200 security deposit and $500 for rental prepayment. You will be required to sign a standard lease agreement and pay the balance prior to or upon arrival. You must be 21 or older to rent an apartment at the Edgewater.

Cancellations
ALL CANCELLATIONS MUST BE IN WRITING.
$100 forfeited to the Edgewater, regardless when made or cancelled. If the unit is not re-rented all $700 is forfeited.

Switching Dates and/or Units
To avoid a $100 penalty, all changes to a different unit and/or rental week must be made a minimum of 60 days prior to check-in.

Security Deposit
A Security deposit of $200 is due at time of reservation confirmation for weelky rentals. A $300 deposit is required for monthly rentals. We accept Visa, MasterCard, cash, or checks (if greater than 10 days prior to the rental period)for the deposit. If there are no damages or additional charges the full security deposit will be mailed to you within 30 days of your departure.

Linens
The following linens will be delivered to your unit on arrival day: 6 towels, 6 hand towels, 6 wash cloths, 2 bath mats, sheets for all the beds and pillowcases. Beds are not made. Linen exchange is not provided.
Linens are not provided during the off season or for monthly rentals.

Cleaning
Tenants are expected to keep the unit clean during their stay. All rubbish is to be disposed of via the trash chute on each floor. No sand is to be brought into the unit on bodies or on clothes. Sand can easily stop up drains in the bathrooms. Tenants are expected to leave the unit clean. Upon checkout, any dirty dishes are to be placed in the dishwasher and dishwasher turned on. The unit is professionally cleaned after each tenant. The cleaning fee is included in the rates for the weekly rentals. Monthly rentals of les than 90 days will be assessed a $90 cleaning fee. Rentals of 90 days or more will be assessed a $120 cleaning fee.

Payment
We accept Visa, MasterCard, and cash at any time. Payments provided by a credit card will be assessed a $35.00 convenience fee. We accept checks 10 days prior to arrival.

Check-In
Units are available for check-in between 4:00 p.m.  –  8:00 p.m.  on Saturdays. IN NO CASES WILL TENANTS BE GIVEN ACCESS TO EDGEWATER PROPERTY OR THE RENTAL UNIT PRIOR TO 4:00 p.m. . If for any reason you anticipate arriving after 8:00 p.m. , please notify the office during regular business hours and we will do everything we can to accommodate you.

Check-Out
Check-out time is 11: a.m.  on Saturday. THERE WILL BE NO EXCEPTIONS.

Telephones
All units have a shared house phone that is used to contact other units and to remotely open the lobby door after hours (press 99 when you are called from the phone at the lobby door). There are a very few outside lines attached to this internal phone system. Most Owners provide a separate outside telephone for tenant use. No long distance service is provided on either of these phones. You may use a calling card or a credit card to make long distance calls on either of these phone systems. THE EDGEWATER MANAGEMENT DOES NOT TAKE MESSAGES FOR OWNERS OR TENANTS.

Wi-Fi
FREE high-speed Internet access is available in all units. Get your access code when you check-in.

Beach Access
The Edgewater is located on the Boardwalk with a major beach access point just outside. A public hydrant for washing sand off your feet and a fountain are adjacent to the beach entry/exit. Additionally, the Edgewater has a shower just under the building and at the pool. Please do not walk through the newly landscaped areas in front of the Edgewater.

Routine Maintenance
Owners have made every effort to do all repairs prior to the season, but occasionally it becomes necessary for us to enter the unit during reasonable hours to perform routine maintenance.

Items Left in Unit
Neither the Edgewater management nor the unit owners are responsible for items left in rental units. We will hold any items left for 30 days after which we will dispose of them. Items of value will be donated to charity. If contacted, we will mail items found in units to the tenant at tenant’s expense.

Damage to Units
The tenant is responsible for any damage that they, or parties visiting them, do to the Edgewater building or the interior of a unit. If there are sufficient monies in the security deposit, the costs of repairs will be taken from that. The tenant will be responsible for any additional costs.

Other Rules

Grills
No grills of any kind are allowed on Edgewater property.

Drying Clothes and Towels
No clothes or towels are to be hung on the outside railings of the buildings.

Feeding the Birds
Do not feed the birds from the balconies. When birds fly after food they leave deposits on the windows. The windows must be cleaned by a professional window cleaner suspended from the roof of the building and is only done a few times a year.

Luggage Baskets and Carts
Luggage carts will be returned to their proper secured location outside the building entrance immediately upon unloading, so they are available for the use of other occupants

Pool
THERE IS NO LIFEGUARD ON DUTY - SWIM AT YOUR OWN RISK
  • Swimming shall be permitted only during posted hours. The pool gate must be kept locked after posted hours of operation. The pool lock may be opened with the lobby door key.
  • No running, pushing, scuffling or other horseplay shall be permitted in the pool area.
  • There shall be no splashing of water other than that accompanying normal swimming.
  • Noise in the pool area shall not detract from the enjoyment of others in the vicinity.
  • Life rafts, toys and other such objects, although permitted in the pool areas, shall not interfere with the enjoyment of others. Such permitted items may not have sharp edges or ends.
  • Any person having any skin disease, sore or inflamed eyes, nasal or ear discharge, or any communicable disease shall be excluded from the pool. No bandages or diapers are permitted in the pool.
  • All bobby pins, hairpins and other such items shall be removed before entering the pool.
  • All persons in the pool areas, under the age of twelve, must be under the supervision of an adult.
  • No occupant of a unit, under the age of sixteen, shall entertain guests in the pool area unless they are under the poolside supervision of an adult.
  • Glass containers of any kind are prohibited in the pool area.
  • The pool is for the exclusive use of all occupants and their guests. Occupants are responsible for the conduct of their guests.
