General Information

The Edgewater Condominiums is a 55-unit oceanfront community located directly on the Virginia Beach boardwalk. Each unit is individually owned, some owners rent their units independently for part of the year through various platforms or property management companies.

As of January 1, 2026, the Edgewater Condominium, Inc. no longer manages rentals within the building. Each owner is responsible for their own rental listings, bookings, and guest communications.

All units feature two bedrooms, two bathrooms, a living room, dining area, and full kitchen with an ocean-view balcony. The living room, primary bedroom, and balconies all face the boardwalk, beach, and Atlantic Ocean. Units accommodate up to six guests. Units ending in 01–04 are approximately 1,000 square feet, and those ending in 05 are approximately 1,100 square feet. All units are fully air-conditioned and heated.

Parking

One onsite parking space is provided for each unit. One parking tag is provided to each owner. The parking tag must be displayed on the rearview mirror in clear view from the outside of the vehicle. Vehicles without a visible parking tag will be towed at vehicle owner’s expense. No motor homes or other oversized vehicles are allowed on Edgewater property. Most street parking near the Edgewater is metered during the summer. Commercial parking lots are available within a few blocks of the Edgewater.

Security

The Edgewater is a Secure Building. The lobby doors are closed and locked after regular business hours. A lobby door key is provided to each owner or tenant. This lobby door key may also be used to open the pool gate and the stairway doors. A telephone is provided at the lobby door for guests to contact your unit. The front door may be opened remotely from the unit by pressing 99 on the unit house phone when talking with someone at the front door. Under no circumstances shall anyone block the lobby door open.

Cleanliness

The building and parking areas are to be kept clean. All trash must be disposed of via a trash chute in the laundry room on each floor or in trashcans in the parking and pool areas. Everyone must be free of sand and dry when they enter the building.

Smoking

The Edgewater building is a strict smoke-free building, including balconies, pool and parking areas.

Pets

Tenants are not permitted to have pets.

Bicycle Parking

City ordinance prohibits bicycles from being parked on the street-side balconies or in the stairways. Bicycles are not to be chained to the banisters outside the lobby. owners and tenants can use a bicycle rack that is adjacent to the building. Be sure to securely lock all bikes. The Edgewater Condominium, Inc. is not responsible for bicycles. Bicycle rentals are readily available along the boardwalk and on Atlantic Avenue.
